What's not here, and why
No editorial framing — this metro hasn't been reviewed yet. Numbers, picks, and listings will land if and when an editor advances it from unverified.
- No tier badge. Tier is editorial. Auto-research lands in limbo before tiering; showing NOW / NEXT / LATER on this page would lie about provenance.
- No submarket picks. Picks are anchored to a thesis — proximity to a catalyst node, school-district cohort, supply pressure. Without a thesis to score against, picks would be generic real-estate advice.
- No underwritten listings. Listings are modeled to the local thesis. No thesis means no underwriting.
- No real-estate snapshot. The numbers sidebar requires hand-verified pricing data. Auto- research only writes catalyst-side facts.
